About the role

We need a marketer who knows how to transform complex services (legal support, investment logic, real estate from auctions, land relations with local government, bankruptcy, enforcement proceedings, construction and financial market/AMC permit documents, TM registration) into clear communication and a stable flow of quality applications. The focus is B2B/B2C lead generation, expertise positioning, content and performance with measurable indicators (ROI/KPI/funnels).

Main tasks

  • Development and implementation of marketing strategy in key areas (auctions/SETAM, land and lease with local government, bankruptcy/execution, permits, AMC, TM).

  • Research of the market, competitors, audiences, formation of UTP and product "packages" of services for different customer segments.

  • Setting up and optimization of digital channels: site/landings, content, SEO-base, advertising (Google/Meta/other - as appropriate), retargeting, lead forms.

  • Construction of the funnel: from the first touch to application and consultation, working with CRM/spreadsheets, quality control of leads together with sales team/lawyers.

  • Content planning: cases, case law/risk analyzes (in plain language), investor checklists, materials about auctions and land procedures.

  • Performance analytics: reporting by channels, CPL/CPA, conversions, ROI, growth hypotheses and A/B testing.

Requirements

  • 2+ years of marketing experience (preferred: B2B, services, real estate, financial/legal topics).

  • Strong analytics: ability to calculate channel economics, read the funnel, draw conclusions and propose solutions based on data.

  • Practical skills of digital tools (analytics, advertising offices, basic SEO/content marketing).

  • Ability to structure information, write clear texts, work with experts within the team (lawyers/analysts) and “translate” complex into simple.

Priority (AI)

Preference will be given to candidates who actively use artificial intelligence in marketing (content plans, text/creative drafts, audience and competitor analysis, hypothesis generation, reporting automation) and know how to check quality and facts before publication. The company conducts AI training at its own expense and provides the necessary software for work.

About business model and goal

The company buys distressed assets (NPL/distressed real estate), establishes legal and technical order, reconstructs the object, attracts investors for development, then secures a lease (lease-up) and finally sells the asset (exit). Marketing's challenge is to generate a steady flow of quality leads in three directions: investors, tenants, asset buyers, with transparent funnel analytics and predictable engagement economics.

Basics responsibilities

  • Build a marketing system for the entire asset cycle: acquisition > reconstruction > invest > lease > sale, with separate funnels and messages for each stage.

  • Packaging investment proposals: landing pages, presentations/one-pager, financial theses (minimum check, scenarios, “why this location/object”), request structure and qualifications lead.

  • Lead generation for investors: targeted campaigns, LinkedIn/outreach, partner channels, contact databases, e-mail/messenger-funnels, preparation of materials for negotiations.

  • Lead generation for tenants (logistics/warehouses/production): pages for formats (Build-to-Suit, cross-dock, warehouse spaces), viewing request/brief, warm-up through cases and calculations of savings (for example, "cheaper than Kyiv/Lviv").

  • Marketing of the sale of an asset (exit): preparation of a package "for the buyer" (documents/state/potential/rental income), campaigns for investment funds/developers/strategists, support of brokers/partners.

  • Content strategistand “expertise + trust”: asset cases, renovations, legal/risk reviews (within the limits allowed), investment logic, Q&A for the investor/tenant.

  • Analytics and KPI: setting up tracking of sources, CPL/CPA, conversions by stages, speed of lead processing, share of “targeted” calls, ROMI/ROI; regular reports and optimization plan.

  • Interaction with the internal team (lawyers/analysts/project management/sales): coordination of UTP, communication limitations, factage on objects and reconstruction statuses.

What is important in the candidate

  • Experience of 2-5+ years in marketing with measurable results (leads/funnel/ROI), preferably in real estate, development, investment or B2B services. Lead generation funnel and conversion optimization skills are a must.

  • Strong analytics: ability to calculate channel economics, forecast leads/budget, work with CRM and spreadsheets, make data-driven decisions.
