If so, this may be the perfect opportunity!The Role Sparrow is looking for an experienced Regional Marketing Manager (RMM) to serve as the go-to marketing expert for a regional portfolio of our Active Adult (55+) communities. You will collaborate with cross-functional and regional teams to develop and optimize our strategic marketing plans for each community, including messaging strategy, content development, lead generation channels, conversion tools, and budgets. Reporting to the Director of Marketing, this is an exciting opportunity to help us ensure that our mission of building community is at the forefront of all our marketing channels and activities.As a key member of a tightly integrated regional leadership team (a Sparrow “clutch”), the RMM is responsible for providing exceptional marketing leadership, fostering a robust marketing culture, recommending and implementing innovative strategies, and inspiring community team members to share in a common vision.What You’ll Do…Develop and implement the overall marketing strategy for each community in your regional portfolio including recommended marketing channels, advertising tiers and budgets. Initial portfolios will include 10-12 pre-leasing, lease up, and stabilized communities across 2-3 major markets. Customize each community’s plan based on local knowledge of market trends and submarket competitors, the property’s lifecycle stage, and input from the regional teams and equity partnersContinuously monitor the execution of marketing strategies and results and provide regular reporting and proactive feedback indicating which paid sources are generating high-quality leads and which should be modified or eliminated. Evaluate the ROI of all paid sources to maximize the efficiency of the marketing spend. Meet with leadership and equity partners to review marketing performance and discuss plans for improvement when needed. Establish strong relationships with operations and sales partners. Work with these leaders to create sales and marketing strategies at both the market and individual community level and assist them in the execution of these plans. Serve as a partner with them to overcome community and team challenges and achieve leasing and occupancy goalsEnsure that your portfolio communities have accurate, high-quality, and up-to-date content and data across all marketing channels, including the community website, Internet Listing Services (ILS), social media platforms, direct mail, emails, and traditional media. Actively advise community team members on ways to improve their local marketing efforts, including providing guidance on local publications, events, and community outreach tactics. Empower the community teams by actively seeking their feedback and encouraging them to take a collaborative role in marketing their communitiesServe as the marketing team lead and resident expert in 2-3 assigned areas based on your unique experience, skills, and passions. Potential focus areas could include website development and management, marketing performance analysis and reporting, management and optimization of ILS platforms and digital marketing campaigns, photography and video projects, social media, and online reputation managementServe as the primary owner of all vendor and partners relationships in your focus areas. Share key updates and opportunities in your areas with your marketing colleagues and other Sparrow team members. Recommend and lead new initiatives in your focus areas across the Sparrow portfolio, including pilot tests of new tactics, new technologies, etc. QualificationsBA/BS in Marketing, Communications, Advertising, Business, or equivalent work experienceMinimum 5 years of consumer marketing experience, including significant experience with lead generation and digital mediaAt least 3 years of experience marketing in residential real estate with a strong preference for multifamily, Active Adult, or senior livingProperty management system and CRM experience desired (preferably Yardi)Experience in executing multi-channel marketing plans with a heavy focus on digital marketingAn analytical mindset and natural desire to seek out data to inform marketing recommendations and evaluate the performance and ROI of all marketing spend. Strong proficiency with Excel is highly desirable. Experience leveraging BI platforms like Power BI is a bonus. Excellent writing, editing, and general communication capabilities.
