What we expect from the candidate:
- Project management experience in the field of architectural design (PM) or developer experience with a managerial component (team lead, GAP or HIP)
- Proficiency in project management methodologies, budgeting skills and understanding of financial planning.
- Proficiency in planning tools, task management systems (Worksection or similar) and an office package (Excel at an advanced level).
- Understanding the project life cycle, BIM design technology and principles, high negotiation skills, stress resistance, motivation on the result. Multitasking.
What needs to be done:
- Development of a detailed project schedule with definition of stages, milestones and responsible persons.
- Formation of the project budget: calculation planned labor costs (man-hours) together with GAP and GIP, determination of cost price and planned profit together with CFO.
- Organization of project launch: conducting orientation meetings, setting up and administering the project environment in Worksection.
- Control of project resource provision: coordination of loading of executors, associates, selection of subcontractors.
- Daily monitoring the status of task performance and compliance with deadlines, analysis of deviations.
- Control of actual time and money costs, comparison with the expenditure plan, analysis of deviations.
- Fixation of all requests of the Customer that go beyond the TOR.
- Estimation of the cost and deadlines of additional works together with the CFO.
- Preparation and signing of Additional agreements before the start of implementation works.
- Activation of completed works: organization and participation in the signing of the AVR, control of receivables with the Customer.
- PM acts as a "One-stop shop" for the Customer on all issues related to the implementation of the Project.
- PM acts as an organizer and moderator of all processes related to the implementation of the Project.
- Organization and moderation of regular meetings with Customer and internal meetings with developers, conducting and sending protocols to all meeting participants and stakeholders.
- Management of Customer expectations, prevention of conflict situations, resolution of disputed issues.
- Ensuring timely receipt of initial data from the Customer necessary for the development of the Project. controls the removal of comments from DIAM/DABI (in the document flow and deadlines).
