Functional duties:

1. Periodic general and partial supervision of the operation of buildings, objects, as well as engineering equipment of various types, equipment, elements of external landscaping and their registration by acts.
2. Control over the activities of the engineering systems maintenance department, supervision of the uninterrupted operation of all internal and external engineering networks, equipment and installed devices to maximize the extension of their use.
3. Control over the activity of a gas boiler house with a heating and gas network service station, including supervision of uninterrupted and emergency-free heat supply for heating and hot water supply of premises, safe operation of the equipment, compliance with all technical operation rules, safety and fire safety rules in accordance to the legislation of Ukraine and state industry norms.
4. Supervision of the continuous operation of all internal and external energy networks, equipment and installed devices for the maximum extension of their useful life.
5. Compilation of annual plans for reconstruction, major and current repairs of structures, objects and engineering networks.
6. Performing control over compliance with design and technological discipline, rules and norms of labor protection, safety technology, industrial sanitation and fire safety, requirements of environmental protection, sanitary bodies, as well as bodies performing technical supervision
7. Organization of technically competent operation of all structures, in particular: timely submission of applications for capital and current repairs of structures and buildings for the purpose of long-term operational use, ensuring fire safety and safe working conditions.
8. Keeping records, technical logbook, certification of buildings, structures, objects, engineering networks.
9. Preparation and operation of premises in autumn and winter.
10. Permanence of constant monitoring of continuous operation and good condition of all engineering networks, equipment and installed devicesv.
11. Permanence of constant monitoring of the identification of the causes of network and electrical equipment breakdowns, recording and analysis of breakdowns; development and implementation of measures for their prevention.
12. Ensuring timely preparation and storage of technical documentation (drawings, specifications, technical conditions, technological maps, etc.) of buildings, facilities, engineering networks of premises.
13. Development of the estimate by the chief engineer and submission for approval by the manager.
14. Timely preparation of applications for the purchase of equipment.
15. Conducting an inspection of the technical condition of buildings, structures, objects and engineering networks for their suitability for operation.
16. Participation in the development of measures for the reconstruction and modernization of the material and technical base of the enterprise.
17. Submission of reports to communal institutions.
18. Calculation of rent for tenants.
