The assistant project manager could be given the opportunity to manage a small project, based on availability and competency.DUTIES AND RESPONSIBILITIES:Has the ability to and when necessary, perform all the duties and responsibilities of a project engineer with the addition of the following:ADMINISTRATIVE Client Relations: Act as secondary point of contact between client and Nassal“Client” might include owner, owner’s rep, general contractor, art director, and/or subcontractor Serve as a representative of Nassal with the intent to keep TNC’s best interest as the basis of interactionCost Control: Assist in analyzing awarding pricing proposal and create budgets. Assist with forecasting project progress and monthly spending. Develop change orders and write narratives / scope of work changes. Document Control: Maintain all documentation logs and scope trackers (RFIs, Change Orders, etc.) Review meeting minutes for accuracy and details for assigned projects Assist in conducting subcontractor and vendor solicitationsReview Requests for Proposal (RFP) packages (developed by project engineer) before they are transmitted to subcontractorsPRECONSTRUCTION/PROJECT KICKOFF Support commencement of project startup proceduresCreate element/item procurement list Assist in initiation of necessary project meetings and creation of pertinent agenda items Assist in creation of quality control plan for project and its enforcementDESIGN Inform and distribute any drawing updates, including submittals to and from client Attend and comment on drawing review meetings Ensure redlines posted on review sessions are understood and have been incorporated by designers Site visits for confirmation of dimensions, as required Act as a conduit for information to design by understanding scope and knowing who to go to for answersPREFABRICATION Help initiate and conduct pre-fabrication kickoff meetings with all major vendors, subcontractors, and/or suppliers Review fabrication effort with shop, which will include:EstimatesSchedules and milestonesType of work i.e.[predominately carpentry, casting, metal or paint] Assist in constructability review with shop and superintendentCONSTRUCTION Assist Project Manager to hold client meetings on site or at office. Visit job site for status updates, depending on location and duration of project(could be daily) Ensure site compliance with safety procedures and policiesReview site toolbox topic logsReview Material Requisitions forms Confirm superintendents have the latest/approved drawings from all parties Actively engage in communication with Nassal Fabrication as it relates to your scope of workHold weekly (if not daily) status calls depending on schedule demands of the projectOutline goals and target completion dates for fabrication effortProvide means for approval of items during fabrication process Answer questions from all pertinent project personnel or pass off to someone with higher authority to answer From time to time, manage small work crews as superintendent transitions to new projectCLOSEOUT Understand and define closeout scope of work Initiate closeout process and remind team members of requirements Help confirm that all subs and vendors are paid in full. If the job has retainage, check with the administration and accounting departments to ensure all necessary lien releases and insurances are received and completed for that vendor. Travel occurrence depends on location of project and its duration.PHYSICAL REQUIREMENTS: While performing the duties of this job, the employee is required to:Talk and hearFrequently sit, stand, or walk for long periods of timeLift up to 40 lbs. Understand and use proper Personal Protective Equipment (PPE) while on construction sites and in shop.
